Fortuna, a leading builder’s organisation, believes in providing shelter at affordable prices with assured quality. Talking to Deccan Herald in an exclusive interview, Mr S V Naresh Kumar, the Managing Director of Fortuna Properties (India) P Ltd, came out with facts and figures of his projects and explained the salient features of all his completed and ongoing projects. His goal is to provide shelter at an affordable price to his customers. “Time frame plays an important role in the real estate industry. If the builder does not release or hand over the flat in time, or as per schedule, the customer feels disappointed and his plan to celebrate the house warming ceremony on the fixed date does not materialise. So the builder should feel the responsibility of keeping the time frame,” asserts Kumar. According to him the Hindus believe in Vaasthu. The builder should come forward to meet such requirements of the buyers, he said. It may not cost much and does not demand additional requirements. So, all his projects are coming up with perfect vaasthu, he added.
Projects of Fortuna have been approved by many banks and financial institutions. Fortuna takes up the responsibility of arranging housing loans for its customers. Officials of three leading banks visit the offices of Fortuna, thrice a week and process the loan application and sanction the loan in no time, according to Kumar.
Hailing from a family of seasoned businessmen, it all started when Kumar took up a challenging assignment and finished it as per the schedule, to the surprise of his well-wishers. The outcome turned out to be one of his best works. He never looked back. Today Naresh Kumar is one of the well-known builders in Bangalore.
Reiterating the importance of time schedule in the housing projects, he said his company delivers a flat in 21 months, complete in all respects. Commenting on the skyrocketing prices of sites, he said many prospective buyers are looking forward for a built house, ie, an apartment.
Pointing out that high prices led to inability of the middle class to afford the same, Naresh Kumar said his goal was to provide a two bedroom flat at Rs 25 lakhs and a three bedroom flat at Rs 30 lakhs. These budget flat complexes would contain all the amenities compared to the flats sold by of high-level builders, he asserted. The proposed one thousand flat complexes would have four swimming pools to cater to the needs of higher number of occupants. A super market, a world class gym, a convention hall, etc, are the other proposed amenities for the residents of these complexes.
Coming to the necessity of laying the best landscape, Kumar explained that landscaping enhances the beauty of the complex and stands as a lifeline for the building. When asked about the small plinth area of the flats, he responded in negative. While all the flats are of 1,400 to 1,500 square feet area, Fortuna does not reduce the plinth area to give better facilities for the buyers, he confirmed.
Mr Stevin D’Souza, Mr Arunanda Pillai and Mr Inder Kumar, are three of the many flat owners who have associated with Fortuna for their requirements of a flat. They expressed their satisfaction at having having the right choice of ‘a committed builder’.
Realising that north Bangalore has great potential, Fortuna eyed those areas and Sahakaranagara was the catch. Kumar planned to have his complexes in Sahakaranagara and succeeded in his endeavour.
