Bangalore Realty Expo in Dubai

The Karnataka Ownership Apartments Promoters Association (KOAPA), the trade body of organised real estate developers and builders in Karnataka, is taking its realty expo overseas for the first time with ‘Bangalore Realty Expo 2007’, which will be held in Dubai from November 1 to 3, 2007.

The expo will see participation from not only prominent builders from Bangalore but also from Kochi and Mysore. The event is being sponsored by ICICI Home Loans and co-sponsored by HDFC Home Loans. The objective of the expo is to bring leading property developers and housing financial institutions under one roof and offer a choice of homes at competitive prices to the people.

With participation from over 34 developers from Bangalore, Mysore and Kochi, Bangalore Realty Expo 2007 will be an event to look forward to, for the NRIs living in Dubai and other surrounding states. Announcing the Realty Expo 2007, Mr Balakrishna Hegde, president, KOAPA, said, “Bangalore Realty Expo 2007 at Dubai is KOAPA’s first international exhibition.

 Over 160 properties will be showcased by the various participants. During the show, a giant sized site-map of various projects, depicting the various properties of the participating builders will be displayed. The prospective buyer also gets the benefit of choice on the different properties and the different schemes, terms and rates of different finance institutions.”

Hegde added, “There has been an increased interest shown by the NRI market especially from the Middle East, US and Singapore in the recent past. All these factors herald an era of steady growth in the coming months. After Dubai, we are planning to take the Realty Expo to California, Singapore and London.”

Mr Faisal Rizvi, chairman, Realty Committee, says, “In the last two years, the real estate market has grown at the rate of 30% and is likely to increase at the same pace in the coming year. The real estate market in India and especially Bangalore, is on a high. The market today has matured with the composition being skewed towards actual users rather than investors in the earlier years.

This coupled with the higher interest shown by NRIs’ and reduction in loan rates is showing a positive movement in the market during the last month. The Middle East with its large population of expatriates and NRIs’ has a unique opportunity to be part of this dynamic market. Through the Realty Expo, KOAPA aims at providing a credible and reliable forum for the people to witness homes of different kinds, prices and at various locations across south India such as Bangalore, Mysore, Cochin, etc.”

Sobha’s latest project

Sobha Developers Limited (SDL), announced the launch of its first residential project ‘Sobha Carnation’ in Pune, the cultural capital of Maharashtra. Apart from its prime location, the location has picturesque hills in the background. The project site is located in the fully developed NIBM Khondwa area. The first phase of the project would be spread across 5.7 acres of land comprising 116 luxurious 3-4 bedroom high-rise apartments and few duplex apartments and penthouses.

A 17-acre, sprawling ‘Sobha Carnation’ will have a  range of world-class facilities translating into global living standards. Located on the southeast, the project cost is estimated to be approximately Rs 120 crore and Sobha aims to complete it by December 2009. 

Project highlights

A total area covering 17 acres with dedicated green cover, development in phase I will be spread across 5.7 acres of land consisting of  4 penthouses with state-of-art architecture, 16 four-bedroom duplex houses, high-rise residential blocks with sprawling 64 three-bedroom/32 four-bedroom apartments measuring from 2220 sq ft to  3935 sq ft. It has a state-of-art club house measuring 1,000 sq mt, offering gymnasium with steam, sauna and jacuzzi, multipurpose party hall, table tennis room, reading, card and carrom room, and crèche.

The other amenities will include swimming pool, amphitheatre, tennis court, children’s play area, jogging track and CCTV for security, premier educational institutes within close vicinity.  The quintessential element of the project is simplistic planning, ensuring smooth traffic flow and connecting spaces with poly functional zoning.
