Real estate consultancy firm Propmart, in joint venture with Citi Green farms, launched Citi Green Villas in the City recently. Touted as the first integrated township, it will be a self-contained residential centre with IT parks, commercial complexes, educational institutions and exclusive independent designer villas.
The township is coming up at Chikkaballapur, 55 kms from Bangalore and a stone’s throw away from the new international airport at Devanhalli. A brain child of Mr Radha Ramana, Chairman and Managing Director of Citi Green Farms, the project is being built on concept of work-live-play.
Explaining the project vision, Mr R Balaji, CEO of Propmart, said integrated townships such as these will serve towards decongesting the urban sprawl that has hit Bangalore city. “Buying an independent property within the city limits has gone beyond the reach of the non-IT personnel and the heavy traffic is not helping,”he says. But with south and east Bangalore saturated, Chikkaballapur was chosen because of its proximity to NH 4, planned infrastructure and levelled land.
The project has planned 3000 exclusive duplex villas which will be spread across 300 acres, along with private gardens and recreational facilities such as a zoo and even a butterfly park. The plot size starts as 1400 sq feet. The builders however do not consider the distance as a deterrent to their ambition of making it an interesting weekend destination to begin with. “In the future, the drive distance will not be measured in a unit of measurement but in terms of drive time. Therefore the second home seekers who we are targeting, would find this an ideal getaway,” according to Mr Balaji. The pricing of the villas falls between Rs 45 lakh and Rs 70 lakh. They are expected to be completed in 24 months starting now.
The commercial spaces are designed as plug and play facilities which allow companies to move in to start their operations. They will also have a helipad that would help companies that take considerable air travel. “With the clogging of the city streets, I foresee many more of these facilities coming up to help with the travel time,” according to Mr Balaji. The walk-to-work concept is also executed here with the residential spaces being integrated with workspaces to avoid long commuting times. The project also boasts of an international standard 18 hole-golf course designed by US architect Ronal Fream. The commercial complexes are expected to be completed in about 48 months.
