BBMP officials are busy completing ground work to begin the process of regularising unauthorised constructions.
As per the gazette notification of Karnataka Town and Country Planning (Regularisation of Unauthorised Development or Constructions) Rules 2007, issued on August 14, the regularisation process will begin on September 15. BBMP Commissioner S Subramanya held a meeting of senior officials on Tuesday. By September 9, the Palike will start a media campaign to spread awareness, he said.
“The BBMP will provide details on obtaining applications and calculation of extent of violation through media.
Applications will be distributed from September 15,” Dr Subramanya said. The permitted limit for setback and floor area ratio (FAR) violations is 50 per cent in residential and 25 per cent in non-residential structures.
Simple maths
As per the Act, the property owner can calculate percentage of violation by following simple mathematics.
For calculating total setback violation, one should divide total area of setbacks on all sides by the permissible total area of setbacks and multiply the outcome by 100. For calculating FAR violation, first subtract permissible FAR from actual FAR.
The result should be divided by permissible FAR. Then, the outcome should be multiplied by 100. If the violation is within the permissible limits, regularisation will be considered.
Screening committee
Applications will be scrutinised by a screening committee. The committee for Palike area comprises joint commissioner (zonal), town planner member (BDA) or his nominee not below the rank of special deputy commissioner, joint director of town planning (BBMP) or his nominee, chief engineer (BBMP) and zonal deputy commissioner (BBMP).
Owners of unauthorised buildings have three months’ time from September 3 to file applications for regularisation.
