BDA to build spacious villas along Tumakuru Rd

The Bangalore Development Authority will build two, three and four bedroom, hall and kitchen (BHK) villas of larger size in Dassanapura on Tumakuru Road.

It had called tenders for 400 villas and a one BHK apartment before the election, but put the process on hold since the model code of conduct came into effect. It had extended the validity period and has now called for fresh tenders. The project is estimated at Rs 195 crore.

"We aim to start the work in July and complete it in two years. These villas will be different from the ones in Allur, made under the row house concept," said a BDA official, who did not want to be named.

"Here (in the new project), the villa owner will have an independent home with a defined boundary and compound. No wall sharing. The site will be bigger in dimension to create adequate space for two, three and four BHK duplex homes. The construction model will also be different," the official added.

But there are signs that the project could be stalled even further as officials are waiting for the new BDA board to be constituted after the tenure of some non-officio are over. Until the new board is formed, no meeting can take place and decisions will have to wait, the official said.

In the last board meeting on April 16, it was decided that work should begin on the new projects.

While the price tag on three BHK villas in Allur was Rs 50 lakh, two BHK duplex was Rs 42 lakh and one BHK simplex was Rs 30 lakh. The pricing of the new apartments and villas will be higher as the BDA plans to add more facilities like the private builders.

The BDA is also working on adding 1,500 more apartments in Malagala Phase 2, Vollegarahalli Phase 6, Kommaghatta Phase 1B, and Kanminike Phase 2,3 and 4 to the list of across-the-table sales. The BDA officials said 1,200 out of 2,700 apartments have been sold so far in the across-the-table format.

The BDA has also begun work on one, two and three BHK apartments in Konadasapura, the prices of which are yet to be decided.
