Mantri Square Metro station gets nod

The Bruhat Bangalore Mahanagara Palike (BBMP) has given its nod for the twin tower (32 floors and 27 floors, respectively) Mantri Square Metro station after a delay of almost two years.

The first of its kind railway station will have a Metro station with two basements – a ground floor and an upper floor along with a residential tower comprising three basements, a ground floor and 32 upper floors, and a commercial/office tower with three basement, one ground and 27 upper floors.

The two towers will be 112.9 metres and 100.85 metres tall, respectively. The metro train will halt and pass through these two structures.

The BBMP town planning section gave its nod on August 22 following directions by BBMP Commissioner M Lakshminarayana on July 26. The project, which will come up in a built-up area of 1,77,885.10 square metres, is the joint venture of Bangalore Metro Rail Corporation Limited (BMRCL) and Mantri Infrastructure Private Limited.

As per the agreement, Mantri will have to part with 12,286 square metres for a 24-metre four-lane road for residents and commuters.

Observing that while the intention of the agencies concerned could be good, the implementation of the project should not end up as something which does not conform with what was promised, Urban Affairs expert V Ravichander underlined the need for a more transparency in the deal between BBMP, BMRCL and Mantri.

“Our past experiences do not induce confidence on such projects,” said Ravichander.

The project was mired in controversies since its inception. The BBMP had denied approval to the project when its internal probe showed that the builder had allegedly encroached on two acres and 11 guntas of government land comprising railway land, a part of Jakkarayana Kere and a mud road.

The builder allegedly got transferable development rights (TDR) in exchange for the encroached mud road to the BBMP.

During a meeting between various stakeholders of the Metro Rail project, senior bureaucrat V Manjula too had affirmed that Mantri had encroached on government land when she was in the Survey Settlement Department.

So long as Siddaiah was the BBMP commissioner, he resisted the building plan approval to Mantri and the BMRCL for the Swastik Metro Rail Station, which will now be known as Mantri Square Sampige Metro Station.

After the disclosure, the Indian Railways had removed the encroachment from its land. It is not clear whether the project is coming up on the encroached railway land.
