Large-format store to come up at M G Road metro station in Bengaluru

Bengaluru: M G Road is set to become the first metro station to host a large-format commercial and experience space.

On Tuesday, Bangalore Metro Rail Corporation Limited (BMRCL) invited proposals to develop and operate what it described as a CBD destination space, with a minimum monthly rental of Rs 9.44 lakh (inclusive of GST). 

The move comes before the December 2026 opening of the Pink Line’s underground metro station. 

According to tender documents, the Purple-Pink Line interchange will “attract a diverse and citywide commuter base, making this offering a unique opportunity to create a landmark commercial destination”. 

“The project enables the development of a single, integrated commercial destination suited for high-quality, experienced-led formats such as brand experience centres, co-working spaces and lifestyle retail. 

“The development is envisaged as a curated, experience-oriented commercial destination and is best suited for premium large-format users. Indicative categories include brand experience centres, flagship showrooms, co-working spaces, lifestyle retail, smart home solutions and design-led formats. 

May 5 is the last date to submit the bids. The tehnical bids will be opened on May 6 and financial bids on May 12. 

This is the fourth property development project BMRCL has announced since last year. It has planned a four-storey commercial complex above the underground Nagawara metro station, an 11-storey commercial building near the KR Puram metro station and one million square metres of commercial space at Majestic. 

Property development is part of the BMRCL’s strategy to increase non-fare revenue to about 15% of its farebox revenue. It aims to earn Rs 100 crore annually through advertisements, commercial rentals, and semi-naming rights. In 2024-25, the BMRCL’s farebox revenue was Rs 753.59 crore.
