Flyover works: Landlosers to get monetary compensation

Many projects held up as property owners unhappy with TDR

 With land acquisition issues stalling at least 11 projects related to flyovers and bridges in the city, the state government has directed civic agencies to provide monetary compensation instead of TDR (transferrable development rights) benefits to people who will part with their lands for certain projects that have been inordinately delayed.

In some projects such as the Kanteerava Studio junction, MES junction in Jalahalli as well as Baiyappanahalli, failure to acquire a small portion of land to erect a single pillar has halted the otherwise complete project.

The recent co-ordination committee meeting headed by Chief Secretary Arvind Jadhav took the note of this issue and directed concerned government agencies to provide higher compensation to private landowners, only in the case of projects related to flyovers and bridges.

Speaking to Deccan Herald, BBMP commissioner N Manjunath Prasad said that they are paying in cash to compensate for the loss of private properties to make way for the flyovers. We have resolved the issue of Jalahalli, Kodigehalli and Jakkur by paying cash to the property owners, while Baiyappanahalli issue was solved after exchanging the BBMP land with defence department”, he said and added that a similar method of compensation would be a taken up to expedite other pending projects.

R K Mishra, a member of the BBMP's Technical Advisory Committee said: “The issue related to land acquisition has been stalling a lot of projects, which consequently results in traffic woes. The property losers were not happy with the present TDR benefits. Hence, the state government must ensure big projects are not held up due to land issue”, he said.

“Senior officials do not hold weekly review meetings to understand the status of different projects. Some projects are held up for silly reasons. The previous coordination committee meeting was able to resolve problems associated with the Jalahalli and Baiyappanahalli bridges,” Mishra said and added that the government will also reconsider the TDR system to make it more attractive and salable in the future.

In a related development, the state cabinet approved a proposal to hand over 8,698
sq metres of BBMP land to defence.

The defence ministry will exchange 9,991 sq metres of land with BBMP to complete ROB project at Baiyappanahalli.
