The Bangalore Development Authority (BDA) is on a land acquisition spree.
.
After proposing to expand the Dr Shivaram Karanth Layout by an additional 3,000 acres in the northern belt, the BDA has set its eyes on west Bengaluru, where it wants to take up the second phase of the Nadaprabhu Kempegowda Layout by acquiring about 5,755 acres of land.
.
The land identified for the extension of Kempegowda Layout falls across 17 villages situated between Mysuru Road and Magadi Road and beyond NICE Road.
.
One of the villages where the layout expansion is planned falls in the Magadi Development Authority. After the Board cleared the fresh round of acquisition recently, the BDA formed five separate teams headed by land acquisition officers to undertake a survey and prepare the sketch, it is learnt.
.Measures underway to ensure uninterrupted power supply in Karnataka: CM Siddaramaiah.
The development comes at a time when the BDA has been struggling to fully develop the existing layout, where about 29,000 sites were allotted about a decade ago.
.
Other than the 5,755 acres, the BDA has also proposed acquisition of about 3,200 acres of land, which was dropped from acquisition after notifying it in the past. That includes: 38 acres of land needed for building roads as per the revised master plan along with 1,317 acres, which was left out of acquisition. In addition, about 1,868 acres have been identified in four villages adjoining the layout, it is learnt.
.
The move is likely to receive sharp reactions as the BDA does not have a track record of acquiring the properties by providing compensation on time. It’s a double whammy for the land owners as they will neither be able to sell the property nor undertake any development once the BDA issues notification under Section 4 (1) of the Land Acquisition Act. Yet times, the land acquisition process goes on for decades.
.
What can be noted is that the BDA had launched the Nadaprabhu Kempegowda Layout way back in 2010, but around 50 houses have come up in the layout owing to lack of basic infrastructure. Although the BDA had initially notified about 4,040 acres of land, it acquired only about 2,200 acres so far.
.
Other than expanding the Kempegowda and Shivaram Karanth layouts, it has proposed five residential layouts on both sides of the Bengaluru Business Corridor, also known as the Peripheral Ring Road, which is still on the drawing board.
