<p>Bengaluru: The housing market continued its downward trend in January to March (Q1) 2025. Housing sales in India’s top nine cities fell by 23% year-on-year (YoY), while supply declined by 34% in Q1 2025 compared to the same period in 2024, said a report by data analytics firm PropEquity on Sunday.</p>.<p>Housing sales in Q1 2025 stood at 1.06 lakh units as compared to 1.37 lakh units in the same period last year.</p>.<p>However, Bengaluru and Delhi-NCR bucked this trend.</p>.<p>Bengaluru saw total absorption rise 10% YoY (from 16,768 sales in Q1 2024 to 18,508 sales in Q1 2025). The rise has also been sequential (at 19%) from 15,579 in Q4 2024. In fact, the city accounted for 17% of the total sales, rising from 12% in Q1 the previous year.</p>.<p>Bengaluru, also weathered the decline in new supply, being the only city amongst the top eight to see a rise in new supply.</p>.<p>Overall in the nine cities considered, housing supply stood at 80,774 units in Q1 2025 as compared to 1.22 lakh units in the same period last year. This marks three consecutive quarters of under-1 lakh units launched.</p>.<p>For Bengaluru, however, the number went up 17% YoY and 9% sequentially to 20,227 units this quarter. The city accounted for 25% of the total launches in Q1 2025, rising from 14% in the same period last year.</p>.<p>“The housing market is witnessing some correction after three years (2021, 2022, 2023) of record supply because of which absorption/sales is also on a declining trend. Rise in home prices and caution on the part of investors due to geo-political developments and certain weaknesses in the Indian economy have resulted in drop in sales,” said Samir Jasuja, founder and CEO, PropEquity.</p>
