BDA plans posh apartments to attract high income group

The Bangalore Development Authority (BDA) is coming up with high-end apartments of two and three bedrooms to attract more customers and give competition to private firms.

They are constructing 3BHK high income group apartments in Valagerahalli-Phase 5 and 2BHK HIG apartments in Malagala. According to BDA officials, work in Valagerahalli started two months ago. The 415 apartments will be spread across five acres of land. The area per flat is also bigger. Earlier, 3BHK flats measured 900 square feet carpet area, this has now increased to 1,300 sqft carpet area. In Malagala, BDA will construct 360 units spread across two acres. The area here has increased from 600 sqft to 900 sqft.

The official said that the prices of these properties would be higher than that of other BDA apartments because of the location and increase in area. The present rate of a 2BHK BDA flat is Rs 25 lakh and that of a 3BHK is 35 lakh. Though the final rate is not yet finalised, each unit in Malagala will cost Rs 35 lakh to 40 lakh and at Valagerahalli, Rs 40 lakh to Rs 45 lakh.

Work on the Malagala apartments would be completed by December 2016 and at Valagerahalli by September 2016. The notification for the flats is likely to be issued by the end of June.

The difference between these apartments and the others is that these have wooden door frames instead of flush shutters. The windows also have wooden frames. These have vitrified tiles and the interiors are also different. Rooms and toilets are more spacious.
