No khata bifurcation for properties without BDA nod: BBMP

Bengaluru: The BBMP has announced that it will no longer accept applications for the bifurcation of khatas for properties lacking approval from the Bengaluru Development Authority (BDA).

The decision follows a directive from the state government, which said khatas should only be issued to properties that have secured development plan approval from the relevant planning authorities.

In an order dated January 7, BBMP Chief Commissioner Tushar Girinath instructed officials to reject bifurcation applications for properties that were previously issued ‘A’ khatas, but lack BDA approval.

Under the new guidelines, property owners must ensure that their land is converted to non-agricultural use and obtain development plan approval from the BDA before approaching the BBMP for building plan approval.

While the rule aims to regulate construction activities in the city, the government has yet to establish a single-window system for obtaining these approvals, leading to concerns about potential public inconvenience.

The order further clarifies that ‘A’ khatas will be issued only to properties that have obtained the necessary approvals and occupancy certificates. Properties that lack these approvals, but have received water and electricity connections before September 20, 2024, will be eligible for a ‘B’ khata.
