<p>Bengaluru: Terrace swimming pool, clubhouse loaded with amenities, butterfly park: these are some of the goodies that the Bangalore Development Authority (<a href="https://www.deccanherald.com/tags/bda">BDA</a>) is dangling before buyers as it ventures into the premium real estate market, a space long dominated by private developers. </p>.<p>The development signals the growing imprint of Deputy CM D K Shivakumar, who wants the BDA to shed its image of building 'low-quality' apartments that struggle to find buyers. </p>.<p>But the proposal may come under legal scrutiny as the BDA rules do not allow development of standalone luxury housing projects. According to existing regulations, the authority must first plan a self-financing housing scheme by ensuring the project serves all income groups — high, middle, and low. </p>.133 corner sites in BDA layouts up for e-auction.<p>To build "premium apartments", the BDA has partnered with two private firms for the construction of three new projects. These flats totalling 1,485 units may be priced between Rs 1 crore and Rs 1.5 crore. This is a significant shift for the BDA, which has so far sold flats ranging between Rs 30 lakh and Rs 70 lakh.</p>.<p>While one firm — Hombale Constructions and Estates Pvt Ltd — is linked to the relative of a BJP MLA from Bengaluru, the other — Ramalingam Construction Company — was previously in the news for allegedly bribing the BDA officials to secure a housing project in October, 2017. Recently, the Congress-led government had also approached the Governor to seek sanction for an investigation against former Chief Minister B S Yediyurappa in connection with the same issue.</p>.<p>BDA sources told DH that Ramalingam Construction Company has got a Rs 1,237 crore contract to build 832 flats in Doddathoguru in Electronic City. Hombale Constructions has bagged two contracts: 1) Construction of 257 flats at Kenchanapura costing Rs 359 crore and 396 flats in Kalathammanahalli, amounting to Rs 309 crore. </p>.<p>In Kalathammanahalli, which comes under Dr Shivaram Karanth layout, the BDA has proposed three or four BHK units on a five-acre plot, with facilities such as clubhouse including badminton court, squash court, swimming pool, gym equipment, and more. Similar amenities are planned at Doddathoguru too.</p>.<p>In Kenchanapura, part of Kempegowda Layout, the BDA has proposed a swimming pool atop one of the two towers. </p>.<p>Going by the project cost, the construction of each flat itself ranges between Rs 75 lakh to Rs 1.40 crore.
