<p>With the housing needs growing rapidly in the city, the Chitradurga Urban Development Authority (CUDA) has found itself on a sticky ground as it is facing land crunch within the city limits to develop new layouts. Given the topography of the Fort City, the authority is now eyeing to expand its limits so that more gram panchayats come under its purview which makes it easy for the authority to identify lands for the layouts. The Fort City is surrounded by rocky mountains, hills and lakes. </p><p>To expand its jurisdiction, the CUDA has submitted a master plan to the Urban Development Department seeking its approval to expand its jurisdiction to form new layouts.</p><p>If approved, the authority may get around 20,000 acre of land under its purview and this may prove beneficial for the development of new residential lay-outs in and around the city. In fact, the CUDA has developed only five residential layouts so far since its inception in 1988. </p><p>Speaking to <em>DH</em>, Chitradurga Urban Development Authority (CUDA) Chairman M K Tajpeer said the city is surrounded by fort, hills and lakes, hence, the availability of land is limited for the authority. Besides, the CUDA is facing intense opposition from farmers to spare their land for the layouts. “Farmers are not ready to give up their land under 50:50 ratio. For, private land developers are luring them with 70:30 ratio. So, they are not keen to give away their lands to the CUDA,” Tajpeer pointed out.</p><p>However, there is a growing demand for the housing needs in the city as only five residential layouts have been developed by the CUDA since 1988.</p><p>To meet these demands, the authority aims to expand its jurisdiction so that more gram panchayats become part of the CUDA and the authority would have more quantum of land. When more quantum of lands come under the jurisdiction of the authority, some land owners may show interest in joining hands with the authority for the development of residential plots, he said.</p><p><strong>CUDA hopeful</strong></p><p>“We are hopeful that the government would approve the master-plan and expedite the execution of new residential layout projects,” Tajpeer added.</p><p>He also made it clear that the authority has been trying its best to get land for the development of new residential plots. It would have been better if the government revises the guidelines in this regard so that CUDA could develop residential plots by expanding its jurisdiction. </p><p>While the CUDA awaits nod from the government for its masterplan, it has turned its focus on developing lake and parks in the city. It laid foundation stone for five new projects including beautification of Thimmannanayaka lake recently.</p><p>Sources in the CUDA stated that the work includes construction of pathway, installation of 12 LED decorative lights, an open gym and a concrete road on the left side of the lake at a cost of Rs 28 lakh.</p><p>Besides, the urban development authority has decided to de-silt the sacred tank Chandramasa Honda in the second ward of the city at a cost of Rs 31 lakh. Also, the authority plans to install wave slide, swing, see-saw, merry-go-around, open gym with equipment such as double health walker, arm wheel, cycle, leg press and waist twister to enable people to stay fit. The authority wants to turn the sacred tank into a family outing spot. </p><p>Also, the development of Kuravatti Eshwara temple’s Ramadevara vaddu lake near the historical Elu Suttina Kote, two parks in Medehalli gram panchayat limits and the also development of another park are in the pipeline.</p>
