<p>Davangere: Following a lukewarm response to the tender invited by Karnataka State Road Transport Corporation (KSRTC) thrice to utilise 1.3 lakh sqft space including a multiplex at the newly constructed KSRTC bus terminal in Davangere, the officials have decided to float a fresh tender for the fourth time by reducing monthly revenue expected from Rs 59 lakh to Rs 41.5 lakh.</p><p>Sources in the KSRTC Davangere division stated that the KSRTC initially invited tenders expecting a monthly revenue of Rs 59 lakh. However, due to poor response from bidders, the rent expectation came down to Rs 55 lakh. Yet, it failed to receive any response. Even when it invited a tender for the third time, nobody participated in it. Therefore, the KSRTC has decided to further reduce the monthly revenue expectation. According to the officials, this would attract big business people who can invest huge sums of money.</p><p>KSRTC Divisional Traffic Officer Fakruddin said big companies generally bag such tenders and then lease or rent the space to individual traders. However, the response was poor in this case as they found the monthly revenue very high. So, the central office in Bengaluru has reduced the amount. If there is no response even this time, the officials concerned will have to think of alternatives.</p><p><strong>Three cinema screens</strong></p><p>The 1.3 lakh sqft includes a parking space, first floor, second floor and a multiplex with three screens. Two small cinema halls have 175 seats each, while the bigger one has 300 seating capacity.</p><p>Meanwhile, the KSRTC officials are gearing up for the fourth tender process. As much as 17,000 sqft is available at the cellar for vehicle parking, and customers and staff of the tenants or the lessee can use the space. The staff of the Civil Department has fixed the monthly rent on the basis of the land and construction value.</p><p><strong>Why no response?</strong></p><p>Sachin, a businessman and building developer, told DH about the reasons for the poor response to the tender invited by KSRTC.</p><p>“Unlike the high school ground where the temporary bus terminal functioned, the new bus terminal is not centrally located. Also, the people of the City have not yet adapted to the mall culture. As a living example, the S S Mall on Shamanur Road still has vacant commercial space. Above all, the city is not witnessing much progress towards Avaragere, and the new commercial establishments are not coming up in that area. So, finding a bidder is an uphill task,” he explained.</p>
