BDA won't construct 1 BHK flats any more

The Bangalore Development Authority (BDA) will not construct one-bedroom (1 BHK) flats any more in its new projects because such homes have had few takers.

According to BDA officials, there is more demand for two- and three-bedroom flats. Most of the demand is from Kengeri, where the BDA is executing five projects, followed by Doddabanahalli in Whitefield, where two of its projects are going on. Flats in JP Nagar 9th Phase, Kothanur and Thippasandra are also in demand.

Aspiring buyers in these projects are mainly interested in two- and three-bedroom homes. “We have decided that once the existing projects are completed, we will not construct single-bedroom houses any more in upcoming layouts and new locations,” the officials said.

Of the 30,000 homes the BDA would construct, 7,000 are one-bedroom units in 17 locations and 4,200 were notified in the first phase. Of them, 3,000 buyers were given flats through lottery at the agency’s head office on December 26, 2013.

For the second round of allotment, likely to be held in a month, the BDA has issued notification offering 4,100 flats. The last date for receiving applications was June 7, 2014. The BDA is offering 2,800 1 BHK, 1,000 2 BHK and 384 3 BHK flats. Rates have not been revised.

For 1 BHK, the rate for economically weaker sections is Rs 7.5-9 lakh. Under general category, the price ranges is Rs 10-13 lakh. The rate for 2 BHK flats is Rs 20-25 lakh and for 3 BHK Rs 30-35 lakh.

The 17 projects are located at Alur (Tumkur Road), Malagala (Nagarabhavi), Halagevaderahalli (Rajarajeshwarinagar), Thippasandra and Kothanur (Anjanapura), JP Nagar 9th Phase, Kaniminike (Mysore Road), Doddabanahalli (Old Madras Road), Gunjur (Varthur Road), Visvesvaraya Layout, Kengeri and Nandini Layout.
