Water, water everywhere...

Real estate in India’s Silicon Valley is in expansion mode. While growing real estate is an indicator of the City’s economic progress, rapid urbanisation without proper planning has taken a toll on Bengaluru’s infrastructure. One of the biggest challenges to the growth of real estate is lack of basic infrastructure facilities.

In fact, shortage of water in various parts of the City especially during summer, plays heavily in the minds of buyers before making any property-related purchase decision. Real estate prices are determined based on the regularity and kind of water supply available in the particular location.

We are not new to the high real estate prices in CBD zones and old Bengaluru areas like Jayanagar, Basavanagudi, Rajajinagar, Indiranagar, Banashankari and Malleshwaram. One of the major advantages of these areas is that they have a planned layout with Cauvery pipeline in place and therefore, there is no water-related concerns. Many areas may have witnessed a surge of commercial activities, but due to irregular or inadequate water supplies in and around these areas, residential growth has not picked up in the same manner as commercial growth. And in order to ease these problems:

lBuilders are working on water conservative systems like rainwater harvesting, treatment plants, conservative process to have self-sustaining water ecosystem inside the gated communities.

 Water saving methodologies are also being applied, like water-saving showers for taps, temperature-controlled pool to reduce the evaporation of water and so on.

BWSSB is also parallely working on providing Cauvery provision in phases, to avoid water crisis across Bengaluru in the coming days, while trying to have more rain water reserves in multiple zones.

For those who can’t afford homes in the  high-profile areas of the City, there are
innumerable developing areas that don’t see major water problems in the future. They can consider the following areas as their preferred choices before making any purchase decision. These areas have better water supply system and decent
groundwater table and also potential for realty growth in the near future:

Bannerghatta Road
Hebbal
HSR layout
Hennur Road
Mysore Road (Rajarajeshwarinagar)
Tumkur Road
