<p>Mangaluru: Mangalore City South MLA D Vedavyasa Kamath has urged the state government to rectify the issues pertaining to e-khata to facilitate the registration of properties.</p><p>The Karnataka Revenue department has made e-Khata mandatory for property registration overnight without proper preparation, causing significant disruptions in sub registrar offices. As a result, the public is forced to visit offices repeatedly, facing difficulties in getting their work done. </p>.<p>“I had raised the issue in the legislative session and will personally meet the Honorable Revenue Minister to submit a petition next week. No effective solution has been provided so far,” he told mediapersons. <br>Before enforcing such rules across the entire state, the government should have implemented them in one or two sub-registrar offices as a trial to assess their effectiveness and challenges, he said, adding that the problem has worsened after the e-khata system was integrated with Kaveri software </p>.<p>Thousands of people, in urgent need of property documents for marriage, loans, and other financial necessities, are left helpless due to this administrative failure. He said the online system does not allow the deed of sale of undivided rights, registration of Warga rights, preventing the sale or purchase of such properties. The current system does not allow the release of undivided rights to a specific family member based on family consent unless the entire ownership is transferred. It also does not allow registration of agricultural land sales within city limits, creating issues for property transactions and family ownership transfers.</p>.BBMP to use AI to deliver e-khata, detect illegal structures .<p>During the initial stage of e-khata registration, location capture using mobile devices often fails due to network or technical issues, and there is no option to rectify this. Fees for registration and stamp duty are determined based on ward/block/street location in the Karnataka State Registration System. However, due to software glitches, incorrect road or ward numbers get recorded, causing complications in obtaining e-Khata from municipal authorities. Even if a property is registered correctly, the system incorrectly records wrong location details, leading to potential legal issues when selling the property in the future, he alleged.</p><p>MLA said unlike other government offices in Karnataka, public access to the Mangaluru MUDA office has been restricted. Despite legal professionals and citizens having important work, they are being denied entry. For the past two years, MUDA has been plagued by massive corruption. The government should address irregularities. <br>There are vacancies for key positions, including Town Planning Members (TPM) and Assistant Town Planners (ATP). The ATP has additional work in Bengaluru for three days in a week, he said.</p><p>The government has made panic buttons mandatory for taxis and the agency is charging Rs 15000 in Karnataka while it is available for Rs 6500 in Kerala and the centre has fixed a maximum of Rs 7550 for tracking system and panic button. The taxi owners are in distress owing to the exorbitant fee for installing a panic button. If the taxis fail to fix the panic button from the dealer fixed by the government, then fitness certificates are not issued to the taxis by the transport department.</p>
